In short, it’s not worth the money for how poorly maintained the grounds are and how poorly renters are treated. I would give it no stars if I could.

First and foremost, the owner is just straight up rude. He doesn’t care about anyone that stays in the park, except a few people. And most everyone is there for long term, due to personal choice or traveling for work. Our neighbor was in the area for 2+ years working and told us a lot about the owner when we got there, but we didn’t pass judgment until we saw it for ourselves. He is a grumpy old man that doesn’t care about anyone who pays him good money to have basic camper spots. We’ve kept in touch with a few of our neighbors since we left, and it seems to just have gotten worse. But for fear of being kicked out with little to no notice to find a new place, nobody says anything. And going into the summer months, there’s not many places that have long term availability. I’m sorry, but if you can’t follow basic rights as a landlord, and only give them a week to find a new place there’s something wrong with you as a person and you don’t deserve to be in a position where you can do that to people.

Secondly, it’s just a trashy place once you get past the first row when you come in, but the owner only cares about the way it looks if you can see it from the main road. If you’re on the backside of the park, he doesn’t care. So the middle of the park, that can’t be seen as easily by someone just coming through to check it out, is allowed to be gross and trashy, and all that with no consequences. While people towards the front of the park are hammered on constantly for just having basic things outside, such as tables, chairs, grills, if it’s not perfectly arranged. And if there’s something out of place in your yard for more than a few hours, he’s saying something about it. Claiming the health department is getting on him, which when I called the health department myself, they knew nothing about it.

Thirdly, it says pet friendly, but that’s not entirely true. The owner complains about almost anyone with a dog. We didn’t have a dog, but it was obviously an issue for Pete (the owner) if people did have dogs. He doesn’t want them outside unless they’re being walked on a leash. Complained to the people down the way from us because they had their dogs on a lead between the trees where they could run and still be contained to their lot. Which we found ridiculous, but that’s just our opinion. He claims there have been issues in the past with dogs, but when another person staying in the park was obviously abusing and neglecting his puppy he said nothing. The puppy would stay out in a cage for 8+ hours in the heat, rain, whatever, with no water or food, constantly. And Pete never intervened, but had a problem with dogs who were perfectly taken care of and everyone in the park knew and loved. But as far as we know that person still lives there and multiple people have been kicked out for much simpler “offenses”.

Lastly, their is no laundry service on sight. You have to drive 10 minutes give or take a minute or two for traffic, into town to do laundry. Yes, Pete owns it, but you don’t get any sort of discount or anything for already paying him $500 a month and using his laundromat. Which seems strange since he advertised having laundry services. And it’s the only laundromat in town, so you don’t really have an option unless you have your own washer and dryer (which you also get charged additional for). For how basic the amenities are at the park it’s most definitely not worth $500 a month.

Additionally, there is nothing around that would constitute as a swimming pool, swimming hole, or anything swim able unless you bring a blow up pool. Even though in the pictures it shows a pool, and ponds that you can swim in. That was another point we were disappointed about.
